THE CITY COUNCIL OF BENIRREDRÀ SUBMITS TO PUBLIC INFORMATION THE GENERAL PLAN


The City Council of Benirredrà (Valencia) agreed in the plenary session held on February 29 to submit to public exhibition and consultations the initial version of the General Structural Plan (PGE) and the Detailed Planning Plan (POP) drafted by the company AUG-ARQUITECTOS, SLP, including all documents linked to these instruments. This agreement gives a decisive boost to the review of the planning of this small municipality.

The municipal area of Benirredrà, of only 0.39 km², is one of the smallest in the Valencian Community and is conurbated with Gandía, a municipality that surrounds it throughout its perimeter. The delimitation has an irregular shape, but can be compared to a rectangle with significantly unequal sides and its small surface is occupied by the urban area, a small area of crops and the eastern slope of Serra Falconera through which the AP-7 motorway and the highway run. N-332. The altitude is 28 meters above sea level. and the approximate distance to the coast is 5 km. but it is not a coastal municipality.

The small surface area of the organized territory determines that the treatment of the soil and, especially, the possible growth, must be proposed with great caution, since in few places like this, it can be stated that the soil is a finite resource. That is why the promoters of the plan and the writing team considered it advisable not to exhaust the maximum possible growth indicated by the Territorial Strategy of the Valencian Community, limiting the areas of new development to what is strictly necessary and only for residential use. This decision is based on the large amount of productive land that exists within a very short distance of the town.

The proposed territorial model is conditioned, consequently, by the conurbation of Benirredrà and Gandía, a municipality that offers the former many educational and health facilities and also provides important productive spaces, in which the inhabitants of Benirredrà can find job opportunities. It should also be mentioned that this plan arises when the NNSS have achieved their objectives, so that the goals in terms of equipment and green areas have already been achieved, thanks to the development of their determinations.

The success in land management and the non-affectation of public finances with the urban planning determinations, which the NNSS defended and which the Benirredrà City Council has executed so effectively, mark a precedent from which we should not deviate. We can only point out, as an element that should become the hallmark of the new plan, the commitment to building regulation, which favors higher quality architecture and more focused on concrete models and solutions, which manifest as an improvement of the current disparity.
