APPROVED MODIFICATION No.1 OF THE PGOU OF MONTANEJOS


The City Council of Montanejos (Castellón) has definitively approved Modification No.1 of the General Urban Planning Plan (PGOU) that was drafted by this same company and was definitively approved in 2009. Emphasizing the convenience of accumulating several small corrections in a single file, to process them Simultaneously, this Modification pursues different objectives. The main one consists of modifying the classification of some public endowment lands located on Carretera de Valencia street (to the west of the urban land) in order to adapt them more precisely to the intended uses. The entire modification refers to urban land for public use (road network, green area and facilities).

The modification will allow:

  • Eliminate the road located to the west of the ZV-JL/2 (901 m²) and AD-LO/2 (708 m²), as it has an excessively steep route. The elimination of the road will allow the expansion of the aforementioned endowment lands, which will become ZV-JL/2 (1,477 m²) and TD-RA/2 (1,154 m²). In the latter case, the qualification changes because on the TD-RA/2 site the City Council intends to build a care center.
  • Reclassify the TD-CS/1 (982 m²) equipment to DM/2 (982 m²), since the current health center will no longer have that use once the new center is built and has an indeterminate use in at the time of writing this Specific Modification.
  • Reclassify the site AD-ES/1 (1,041 m²) to TD-CS/1 (1,041 m²), since what was going to be a Guardia Civil barracks will finally be the new health center.

Along with these objectives, Modification No.1 of the PGOU has allowed the incorporation of an ordinance regulating multiple residential use, eliminating the “beneficial” qualifier for healthcare use and incorporating a new planning plan, dedicated to delimiting homogeneous urban areas.
